“Britain needs 100,000 extra houses per year on top of the 150,000 that are being built; this shortfall has been in existence for many years making the demand for new and affordable homes even more urgent.”

This offers massive opportunities for both suppliers of housing and end users!

Offsite Modular Construction

Building housing in factories is one of the most efficient methods of producing more homes that people can afford to buy.

We are developing multiple building methods that allow us to build efficiently, deliver to site and assemble in days ready for immediate occupation.

Once you have settled on your design, either from the comprehensive choice in our brochure or with one of our highly experienced designers, the design is transferred to our production facility.

Once all of the required planning permissions are granted and timescales are agreed your chosen site is prepared with foundations, services etc. we transport each module to site in a carefully worked out sequence and construction begins.

Types of Buildings

Almost any type of building can be build “offsite” and delivered to the final location for swift assembly and occupation.

Houses & Flats

We specialise in building housing using offsite steel frame modular construction, this means we can deliver higher quality dwellings faster and cheaper than using traditional brick and block methods.

Our steel frame construction is stronger and safer than timber frame homes, they are also 100% recyclable.

Student accommodation

We have available a wide range of student accommodations that can be assembled into various combinations, from single self-contained studios, One & Two Bed flats to halls of residence with shared common areas.

Our student accommodation can be established as permanent or temporary structures that can be refurbished and assembled elsewhere.

Hotels & Hostels

Our hotel room modules can be fitted out to any specification or quality, we can quickly build hotels of virtually any size around common areas with multiple features and facilities. Everything is built under controlled factory conditions ensuring a consistent quality and accuracy.

Temporary buildings

All of our buildings can be constructed & assembled on sites that are only available for a limited time, our modular design allows complete flexibility in the amount of time the building is in place and means that construction and removal can be completed in a very short time.

Faster – delivery in weeks

The Modules and pods can be installed on site in a matter of days for smaller homes and a few weeks for say a block of flats, the upside is obvious but I would highlight the number of lost working days with traditional building methods due to bad weather – this is hardly an issue with offsite modular construction particularly as the modules are normally weather proof on delivery.

Better – High Quality Finish

As the modules that make up our buildings, and the fitting out of them, is completed inside a factory the quality can be monitored more easily and quality control maintained.

Also as we primarily use steel to build our modular building units we can achieve millimetre accuracy in the construction and fitting out. This accuracy is maintained through the life of the building due to the higher strength of steel as our primary building material.

Stronger structure

Precise joints that don’t move

Lower maintenance

Protection against foundation problems

Lowest Environmental deterioration

Least risk of Fire damage

Cheaper - Lower prices

Mass production of standardised modular units and pods which are assembled on a production line basis will drastically reduce the overall cost, the reduced time for workmen to be on site is also a hidden cost benefit along with theft of materials and equipment which is identified as a significant cost with traditional building methods.

Greener - Ecological & sustainable

As mentioned before we can employ the very best recyclable materials and finishes which will be mounted on steel modular frames, these materials offer the best thermal resistance in both the heat and cold making the resulting home much better and efficient to live in.

Better water management

Due to the flexibility of design we are easily able to collect rain water and run it into a grey water management system which can be used to flush toilets etc. reducing the demand on the main water supply which in turn reduces costs to the home owner.

Efficient use of utilities

Overall the above benefits will reduce the usage of heating & cooling within the home, it will allow the easier maintenance of the ideal ambient temperature. We can also add elements of solar power generation to reduce the reliance on external power sources.

Steel “Doesn’t grow on trees”

New Steel comes mainly from recycled steel

Steel is the most recycled material in the world

Recycling saves energy

200sq meter home can be built with the steel from just 6 recycled cars

Sustainable materials

As mentioned before we can employ the very best recyclable materials and finishes which will be mounted on steel modular frames, these materials offer the best thermal resistance in both the heat and cold making the resulting home much better to live in.

Apartments and houses built with modular construction have a number of advantages:

Fast

Short project time as the finished modules are transported individually and furnished.

Quality

The pre-fabrication means that the quality is ensured at the factory.

Standardisation

The modules are built with special module measurements with a steel frame to withstand shipping and strength requirements, manufacturing takes place in the factory.

Effective

Currently, the modules can be built up to 6 floors without additional structural support.

Design

Opportunity for endless expressions and design.

Environmentally Friendly

Environmentally friendly production as the material can be recycled after it is useful life.

Energy Solutions

Well insulated using the most up to date efficient materials which are constantly reviewed.

Fulfils Planning Requirements

The modules are built according to national and local regulations.

Economy

The construction as well as the fact that the production time can be decreased to two to three months from building start to the finished house has extensive, financial advantages over traditional build methods.

Offsite Modular Business model

Carl Henry Property's in-house modular construction method of production gives a very low construction cost along with very short ‘on-site’ time.

Modular Extras

We can also supply various other elements required to complete the buildings on a modular basis;

Pods

Extensions

Exterior cladding types

Housing Kits

Who we are and what we do

Carl Henry Property is a modern, creative and pioneering UK company providing an innovative method of house construction, which saves time on-site and allows you to have “more house for your money”.

We design, manufacture and erect modular housing solutions in-house on commission, in a matter of weeks your house will be delivered to your site, which we can prepare if desired, using the ‘just in time’ methodology, it will then be made wind and watertight in a matter of days and completed to a very high standard of finish in a matter of a few weeks allowing you to go from design to ‘turnkey’ in less than half the time and more cost effectively than traditional methods of construction.

Economy

The development as well as the fact that the production time can be decreased to two to three months from building start to the finished house has extensive, financial advantages over traditional build methods.

Build where the skills exist or can be created

Rather than the skills having to be found or transported around the country homes need to be centrally manufactured where there is willing and available manpower.

Finding smaller plots nationwide

A system of building homes has to be adopted that makes the development of even a single home profitable and cost effective, the location of hundreds of smaller plot sizes where between 1 and say 30 homes can be built is the solution. This will vastly simplify and speed up the planning process and every site can be fully developed immediately.

More efficient building methods

We have to apply Henry Ford’s production line techniques to housing which will bring the necessary economic, logistical and time improvements that will unblock the logjam. These efficiencies will also bring down the unit cost to a point where homes become affordable again.

Wider range of materials used

As mentioned before that brick and slate have very inefficient thermal properties, there are literally hundreds of finishes available today that offer maximum efficiencies in the heat and cold.

We are developing the most time, cost and ecologically efficient housing to satisfy the UK annual housing shortfall our modular building units (MBU’s) made out of recyclable steel frames can make the production of homes twice as fast and at least 25% cheaper. Not only will this accelerate the supply of homes and other buildings it will offer many unique trading and affordable investment opportunities in the UK market.
