2020 Masterplan V1 Concept *New
This report discusses the various considerations that have shaped the thinking when designing the new 2019 Masterplan V1 Concept. You can download the full document, that includes links to key presentations & videos (Registration Required).
Although a great deal of effort has been made to come up with the best possible concept nothing is set in stone and a primary intention is that our work to date is the basis for further discussion, ideas and refinement.
This report is also a way to inform our professional advisors of the general direction we intend to go. As this project has been around for many years the original development masterplan needed revisiting from scratch, therefore this proposal has been build starting from a blank white page.
We have also spent quite some time studying the local area to find ways the proposed resort development can support and work with local businesses, become a real asset to the area and to provide new facilities to local residents as well as visiting guests.
Our next step is to work with the South Lanarkshire planning department to create the final concept and obtain detailed planning permission for the development phases.

2019 Updated Masterplan Concept
At last! After many months of work 7 days a week I’ve finished the initial conceptual masterplan for the development of almost 500 acres/200 hectares of Scottish Countryside. (Click the image to see a bigger version).
This includes 750 Holiday homes, 200 Hotel Bedrooms and multiple indoor & outdoor activities - The build cost will be approximately £150 million and a final value of around £400 million plus the value of the business turnover. The concept is designed in 3 Dimensions and to millimetre accuracy.
From the overview image you will be able zoom in to see the detailed 3D buildings and roads, you can even go inside the buildings (interiors being designed).
The objective of this masterplan is to present a well thought-through design of specific locations and lead to the refinement of the design by expert professionals, I would also like to talk to local contractors and potential investors in this exciting development. Watch out for more videos and 3D imagery to further explain the concept (Hint: look out for my design for the first indoor Scottish Mediterranean Beach!!)

Carnwath Park - Overview of the project
This is a Development of almost 500 acres/200 hectares of land almost equal distance from Glasgow & Edinburgh (Formally known as Kersewell Resort and incorporates “Kersewell Mains"), it will become a UK and International Holiday Resort with Spa, Corporate Hospitality & Events Arena in Central Scotland. It is very important that this development project is rooted in Scottish heritage and serves the local and Scottish Community as much as the visitors and guests.
We will endeavour to work with South Lanarkshire businesses primarily, and Scottish businesses generally in completing this project and employing people from as near to the resort development as possible in order for this opportunity to truly contribute to the Scottish economy and Scottish Tourism sector.
The development site is situated on the A70 Edinburgh Road and has wonderful views of the local countryside including the Pentland Hills. Most of the buildings and holiday homes will be orientated East-West to benefit from sunrises and sunsets and the new design is aiming to offer “3 Generation Holidays” with facilities for the disabled and elderly - So the whole family can have a great time!

Carnwath Park - Main Entrance & Transport Hub (Video)
One of the most important matters for our resort development is how it interacts with the outside world and facilitates the movement of people and vehicles - in this short 2 min. 45 sec. video we explain our ideas on how our “Main Entrance & Transport Hub” plans to deal with this issue.
Thought has been given to avoiding vehicle build up on the A70, facilitating smooth logical flows of people and vehicles on-site and off-site, also enabling our resort to become a Scottish tourism and Golf Tourism hub.

Introduction to Carnwath Park (Video)
The Carnwath Park project is to develop almost 500 Acres (200 Hectars) of central Scottish Lowlands, midway between Edinburgh and Glasgow. We have developed a concept that has areas specifically for Families and Children, areas focused on Adults and various mixed areas.
To make things easier to find Carnwath Park is divided into North Park, Central Park and South Park.
In addition to holiday makers we will target the corporate hospitality & team building industry. Our concept also aims to cater to local residents, offering them free access to certain facilities and we want to support local businesses in order to incorporate the resort with the South Lanarkshire community.
The Key elements of the resort will include 750 Self-catering and serviced holiday accommodation, hotel rooms, shops, bars, restaurants, golf training facilities, hi-tech golf driving range, several main buildings housing various leisure activities, various sports, outdoor pursuits, events area, 5 star Spa Resort and Hotel conference complex called Carnwath Castle.
The project has been located in an advantageous spot, with approximately 70% of the Scottish population living within 35 miles of the development. Kersewell is only 21 miles (34km) to Central Edinburgh and 28 miles (44 km) to Central Glasgow by car.
The project enjoys the full support of the South Lanarkshire local council. Kersewell Developments Limited has outline planning permission to develop the site, which is zoned for tourism use, the development of the resort will be fully completed, in phases, over 30 to 36 months.
